Pre-Construction Design

Our design/build team will guide you through the entire process from start to finish. The four phases of this service are

We work together to determine your needs and wants and provide as many designs as required to capture the desired end product. Being in the industry for so long we can estimate to a high degree of accuracy costs associated with the final design.

The Lifestyle Custom Homes team member that was involved in the design will assist you with the construction as well. This way there are no missteps and communication breakdowns that come from having too many people involved in the process. This streamlined approach translates into you saving time and money down the road.

Our team is available to you at all times throughout the process to answer any questions or address issues that you may have.

The Design and Build Process

Analysis Phase
In the first phase, we document the existing property and building conditions and identify zoning bylaw and building code issues that can shape the design process and affect the design proposal. This step is important to make sure what you would like to do is prior to spending thousands on design.
Preliminary Design Phase
In this phase we take detailed measurements of the site, detailed house measurements along with a structural analysis of the existing house (If applicable). We perform a needs analysis to determine what your needs and wants are. We then present you different design schemes for your project, based on your wishes, needs, and realities.
Detailed Design Phase
In this phase we finalize the design scheme and proceed to enhance it with detail. Plans, elevations and three dimensional sketches are created to represent a finished idea reflecting your desires. Various consultants are used in this phase to make sure the electrical, mechanical and plumbing systems are accounted for in the design. Changes are made.
Permit Phase
In this phase we add construction details and final dimensions to the drawings. A detailed review is completed in house to confirm compliance with the Ontario Building Code. Once these drawings are approved then they are submitted to the City. Any comments or issues are addressed until a building permit is obtained.
Construction Phase
Once the building permit is issued the construction can begin. In this phase the homeowner is responsible in choosing finish materials (we advise as required). We deal with the construction, site conditions that need to be addressed and any changes that need to be made or requested. Our goal is that the final product is to your satisfaction which is why we encourage periodic visits to the site to go over everything.

CUSTOM HOME BUILD

We provide this service if you already have plans and looking for a reliable builder to take the concept into reality. We have various packages available to build your custom dream home with prices that will make you smile. After a consultation with one of the team members we will then take and perform a detailed review of the drawings to make sure it complies with the Ontario Building Code. During this review we will also provide you with comments on items that may be changed along with any questions we may have in order to price the job correctly.

We will provide you with various options that many other builders can’t or won’t provide.

Our homes are built to exceed the latest building standards with the best interior finishes to reflect the most current in home interior designs. We know that you will enjoy the home for the many many years to come.

RENOVATIONS/ADDITIONS

You love where you live but your home needs to be updated to be more current, with the times and functional. A renovation or addition may be the best solution to stay where you live and maintain the lifestyle you enjoy.

We go through ALL the steps involved in seeing through a renovation/addition to completion. There are no shortcuts. Our team of craftsmen who are experienced in the Toronto market won’t let quality suffer as a result of the competition. Our design team can advise on finishes to fit your and style.
